That's certainly important, but I encourage people to think about another question too:

"If I sold my home, where would I go?"

For some people, that might mean a smaller home in Sun City West or another active-adult community. Others want to move closer to family. And some are beginning to explore independent living, assisted living or communities where additional services will be available if they are needed later.

Exploring those choices doesn't mean you're committing to a move. You're simply gathering information.

Find Out What Your Sun City West Home Is Really Worth

Once you have an idea of what your next chapter might look like, understanding the value of your current home becomes important.

If you're considering a senior living community, understand what's included in the monthly fee, whether there is an entrance or community fee, what additional services cost and how those costs could change if you eventually need more assistance.

This is another reason planning ahead is so valuable. You can compare your choices without feeling pressured to make an immediate decision.

Make Sure the Important People Know Your Wishes

A move often involves more than the homeowner.

Adult children may live in another state. One family member may assume Mom or Dad wants to move closer to them while another believes they want to remain in Arizona.

Those conversations are much easier to have before a crisis.

Let the people closest to you know what you would like.

It's also a good time to make sure your estate-planning documents and other important information are current and accessible. An estate-planning attorney can help you determine whether your existing plan still reflects your wishes and circumstances.

You don't have to solve every possible future problem. The goal is simply to make your preferences known and make things easier if someone needs to help you later.

Be Realistic About Pricing

Your home may hold decades of wonderful memories. Unfortunately, buyers can't put a dollar value on those memories.

They will compare your home with other homes currently available in Sun City West.

That's why pricing should be based on current market conditions, comparable sales, condition, location and competition — not simply the amount you'd like to receive.

It's also worth remembering that the highest suggested listing price isn't necessarily the best advice.

Putting a home on the market substantially above its likely value can result in fewer showings, longer market time and eventually price reductions.

A good pricing conversation should explain why a particular range makes sense and show you the information behind the recommendation.

The goal isn't simply to list your home.

The goal is to position it to sell successfully when you're ready.

Build Your Team Before You Need It

One of the best things you can do is know who you would call if you decided to move.

Depending upon your situation, that team might include a senior placement specialist, estate-planning attorney, real estate professional, financial advisor, downsizing or estate-sale company, movers and trusted family members.

You probably won't need everyone at the same time.

But knowing that help is available can make the entire process feel much less overwhelming.

And Remember: Planning Doesn't Mean You're Moving

This may be the most important point of all.

You can find out what your home is worth.

You can visit senior living communities.

You can review your estate plan.

You can start cleaning out closets.

You can talk with your family.

And after doing all of that, you may decide that you are perfectly happy staying in your Sun City West home.

That's okay.

The purpose of planning isn't to convince yourself to move.

It's to make sure that when the time comes to make a decision — whether that's next month, next year or several years from now — you understand your choices and can make that decision on your own terms.
