What Do Buyers Need to Know Before Buying a Home in Sun City West, AZ?

Sun City West is an age-restricted, active adult community — and that changes how you buy here. Before you make an offer, you need to understand the age requirements, the recreation fees, and the one-time asset preservation fee due at closing. None of these are dealbreakers. But buyers who learn about them after they’re under contract tend to feel blindsided, and that’s avoidable.

Here’s what I walk every buyer through before we look at a single home.

The Age Restriction Is Real

Sun City West is a 55+ community. In general, at least one person in the household must be 55 or older, and no one under 19 can live in the home permanently. If you’re buying for yourself, this is simple. If you’re buying with adult children in mind, or as an investment, talk to me first — the rules matter and they’re enforced.

Expect Two Fees Most Buyers Haven’t Seen Before

This is the part that surprises people.

The Asset Preservation Fee. This is a one-time fee paid at closing, as of July 1st , 2026 this will be $5,600. It goes to the Recreation Centers of Sun City West and funds the long-term upkeep of the community’s shared amenities — the rec centers, pools, and facilities you’re buying into. It’s separate from your closing costs with the lender and title company, so budget for it.

The Annual Recreation Fee. Every property pays a yearly fee to the Rec Centers, effective July 1st, 2026 the cost will be $620 per property. In exchange, you get access to four recreation complexes, pools, fitness facilities, and more than a hundred chartered clubs. For what’s included, it’s reasonable — but it’s an ongoing cost you should plan for.

Fees are set by the Rec Centers’ governing board and do change, so always confirm the current numbers in your resale disclosure packet.

Most Homes Here Have Some Age on Them

Sun City West was largely built between the late 1970s and the late 1990s. Many homes have been updated beautifully. Some haven’t. Either way, your inspection matters more here than in newer communities. Pay attention to the roof, the HVAC system, the water heater, and the plumbing and electrical. An older home isn’t a problem — an older home you didn’t inspect carefully is.

Know What Kind of Property You’re Buying

Single-family homes, garden apartments, and duplexes all exist here, and some carry their own HOA on top of the rec fees. Two similar-looking homes can have very different monthly obligations. We’ll sort that out before you fall in love with anything.

The Lifestyle Is the Point

Seven golf courses, four rec centers, pickleball, woodworking shops, clubs for nearly everything. People don’t move to Sun City West just for a house — they move for how they want to live. It’s worth spending a day here before you buy. Drive the neighborhoods. Visit a rec center. Eat lunch nearby. The community will tell you whether it fits.

Bottom Line

Buying in Sun City West is straightforward once you understand the structure: confirm the age requirements, budget for the asset preservation fee and annual rec fee, inspect carefully, and verify everything in the resale disclosures.
