What Is the Asset Preservation Fee?

The Asset Preservation Fee is a one-time fee that is generally assessed when ownership of a Sun City West home transfers. Unlike annual recreation dues or homeowners association fees, the APF is paid only once at the time of purchase.

The fee is collected by the Recreation Centers of Sun City West (RCSCW) and deposited into a reserve fund dedicated to major capital improvements throughout the community.

Rather than increasing annual recreation dues to pay for expensive renovation projects, Sun City West uses the Asset Preservation Fee to help preserve and improve the community's outstanding recreational facilities for both current and future residents.

What Does the Asset Preservation Fee Pay For?

The APF helps fund long-term improvements to the amenities that make Sun City West one of Arizona's premier active adult communities. These projects may include:

How Much Is the Asset Preservation Fee?

As of July 1, 2026, the Asset Preservation Fee is $5,750.

In addition, buyers should expect to pay a separate Recreation Centers Transfer Fee of $275. Although both fees are collected during the ownership transfer process, they serve different purposes. The Asset Preservation Fee helps fund future capital improvements, while the Transfer Fee covers the administrative costs associated with transferring Recreation Centers membership to the new owner.

Because the RCSCW Governing Board periodically reviews and adjusts community fees, buyers and sellers should always verify the current fee schedule during their transaction.

Who Pays the Fee?
